What are the requirements to lease an apartment?
To lease an apartment at Abraxas at 90 State Street we require a gross monthly income of 3.5 times your monthly rent. We also run a criminal background check on all applicants.
Do you require renters insurance?
Yes, renters insurance is required.
How long are your apartment lease terms?
Our standard leases are for one year.
How much notice do you require to end my lease?
We require a 60-day notice to end leases.
Do you allow sub-leasing?
No, we do not allow sub-leasing.
Do you allow guarantors?
Yes, we allow qualified guarantors.
Do you accept Section 8 or other housing vouchers?
We accept all forms of income, but income qualifications still apply.
Are utilities included in the lease?
The utilities included in the lease are high-speed internet, water, trash, and sewer.
Rent & Finances:
How much is the application fee?
The application fee is $20 per person. Apply online today!
How much is the security deposit?
Our required security deposit is the equivalent of one month’s rent.
Do you require a credit check?
Yes, we do credit checks.
Do you have an income requirement?
The income requirement is that your monthly rent cannot exceed 30% of your gross monthly income.
Can I pay rent online?
Yes, you can pay your rent online via ACH or Credit Card. There is also an auto-pay option.
When is rent due and what is the penalty for late payment?
Rent is due on the 1st of the month and is considered late if not paid by close of business on the 5th of the month. There is a $50 late fee.
Utilities & Amenities:
What size apartments are available for rent?
Our apartments range from 425-1,295 square feet and are available in a variety of floor plans, including studio apartments, one bedroom apartments, one bedroom apartments with den, two bedroom, and two bedroom two bath apartments.
What if something goes wrong after hours?
If you have a problem after hours, we have a 24-hour emergency maintenance line.
How are maintenance issues handled?
We have a Resident Portal for maintenance requests – or 24-hour emergency maintenance.
Are pets allowed?
Abraxas at 90 State Street is a pet-friendly apartment building. We accept up to 2 pets per apartment. There is a $500 non-refundable fee for dogs and $40 monthly pet rent, and a $250 non-refundable fee for cats, and $25 monthly pet rent.
What amenities are included?
Amenities include our 24-hour fitness center, resident lounge, parking garage, on-site retail, and more.
What school district are you in?
We are in the Albany school district.
Do you offer on-site storage?
Yes, there is on-site storage.
Do you allow smoking?
This is a non-smoking building. You must be 50 feet from the building to smoke.
Is there laundry on-site? In unit?
Yes, our apartments come equipped with an in-unit washer and dryer.
Is there covered parking/off-street parking?
Yes, we have reserved parking at Green and Hudson Parking Garage. One space per studio or one bedroom. Two spaces per two bedroom. $100/per space per month.
Can additional parking space be purchased?
For additional parking, residents are responsible for procuring with the garage.
What is building security like?
Security features include key fob entry and intercom systems.
