What are the requirements to lease an apartment?
To lease an apartment at Abraxas at 90 State Street, we require a minimum credit score of 600 and a gross monthly income of three times your monthly rent. We also run a criminal background check on all applicants.
How much is the application fee?
The application fee is $20 per person.
How much is the security deposit?
Our required security deposit is the equivalent to one month’s rent.
Are pets allowed?
Abraxas at 90 State Street is a pet friendly apartment building. We accept up to 2 pets per apartment. There is a $500 nonrefundable fee for dogs and $40 monthly pet rent, and a $250 nonrefundable fee for cats and $25 monthly pet rent.
Do you require renters insurance?
Yes, renters insurance is required.
What if something goes wrong after hours?
If you have a problem after hours, we have a 24 hour emergency maintenance line.
How long are your lease terms?
Our standard leases are for one year. We will do short term leases – there is an additional fee of $300 per month for 3 month leases and an additional fee of $200 per month for a 6 month lease.
What if I need to break my lease?
If a situation arises where you have to break your lease, we have a buyout clause.
How much notice do you require to end my lease?
We require a 60 day notice to end leases.
Do you allow sub-leasing?
Yes we do allow sub-leasing, but it must meet our requirements.
Can I pay rent online?
Yes, you can pay your rent online via ACH or Credit Card. There is also an auto pay option.
When is rent due and what is the penalty for a late payment?
Rent is due on the 1st of the month and is considered late if not paid by close of business on the 5th of the month. There is a $50 late fee.
What school district are you in?
We are in the Albany school district.
Do you offer on-site storage?
Yes, there is on-site storage.
Do you allow co-signers?
Yes, we allow co-signers.
Do you allow smoking?
This is a non-smoking building. You must be 50 feet from building to smoke.
Do you have an income requirement?
The income requirement is that your monthly rent cannot exceed 30% of your gross monthly income.
Do you accept Section 8 or other housing vouchers?
We except all forms of income, but income qualifications still apply.
Do you have reserved parking? Is it off street? Covered?
We have garage parking and provide one spot per apartment.
Do you require a credit check?
Yes, we do credit checks.
Do you have furnished apartments?
Yes, we offer furnished options. Please inquire for more details.
Are utilities included in the lease?
The utilities included in the lease are: high speed internet, heat, air conditioning, water, trash and sewer.
Are long term guests allowed?
Long term guests are allowed depending on how long they will stay. A background check may need to be done for anyone over the age of 18 living in the apartment.
How are maintenance issues handled?
We have a Tenant portal for maintenance requests – or 24 hour emergency maintenance.
